In 2013, after 16 years in the real estate business, we made a decision to close multiple offices, step away from the business of managing real estate agents, and return to what we do best—selling real estate and personally representing our clients.
That decision has paid off in a big way. Our clients are happier, we’re happier, and we’re able to do what we enjoy most: use our experience to help clients accomplish their real estate goals efficiently and successfully.
After decades in this business, we’ve learned that experience matters. It means understanding the process, anticipating problems, knowing where transactions commonly fail, and having the knowledge to keep things moving.
With us, there are no rookie mistakes, no gotcha moments and no guesswork.
Real estate is a communications business. Deals happen because people communicate, and deals fall apart when they don’t.
We know it’s a novel idea, but at HomeComm Realty, we actually answer our phones. We don’t hide behind email, text messages, social media, AI autoresponders, or a barrage of telephone menu prompts. If we do happen to miss your call, we’ll call you back shortly guaranteed. And our voicemail will never instruct you to text for a faster response!
We believe our clients should be able to reach the people actually handling their transaction.
We answer our phones because it’s good business!
We do real estate differently, and that starts with being proactive.
When we list a property, our job doesn’t end when the listing is entered into the MLS. We manage the details throughout the transaction and make decisions based on current information—not assumptions.
Our comparative market analyses are prepared using an approach similar to that of an appraiser. We don’t simply select a handful of comparable properties and present the numbers. Just like an appraiser, we make the necessary adjustments and revisions to the comparable properties to arrive at a more accurate valuation the subject property.
The result is a more accurate valuation and a better-supported suggested list price.
The objective is straightforward: don’t overprice the property and chase the market, and don’t underprice it and leave money behind.
Correct pricing from the beginning gives a property the best opportunity to generate activity, attract the right buyers, and sell in a reasonable amount of time.
Sellers want to know two things: What will my home sell for, and how much will I actually walk away with?
Before our listing appointment, we prepare two estimated cost sheets—one based on a higher potential sales price and one based on a lower potential sales price. These provide a realistic range of what the seller may ultimately net after the costs associated with the sale.
Once an offer is received, we prepare another estimated cost sheet based on the actual terms of that offer.
We calculate the sales price, mortgage payoff, title and escrow fees, commissions, tax and interest prorations, HOA transfer fees, seller’s concessions toward buyers closing costs if applicable, and estimated miscellaneous expenses such as repairs.
This gives our sellers a much clearer picture of the financial outcome before they accept the offer.
There should be no surprises at the closing table. Our clients should know what they’re likely to net and have the information necessary to plan for what comes next.
We personally schedule our sellers’ showings rather than turning the process over to an automated showing service.
Then, approximately two to three hours after each showing, we contact the buyer’s agent directly and ask for feedback.
What did the buyers think? How did they feel about the property? What did they like? What didn’t they like? How did the home compare with other properties they’re considering?
We get that information back to our sellers quickly.
Why does that matter? Because the market is giving us information every time someone walks through the door. We want to know what that information is so our sellers can make informed decisions about pricing, presentation, or other adjustments that may be necessary.
One of the ways real estate transactions fail is when a listing agent accepts an offer without adequately verifying the buyer’s ability to perform.
We don’t simply take a pre-approval letter or proof-of-funds letter at face value.
Before our seller accepts an offer, we contact the buyer’s lender or financial institution and ask the appropriate qualifying questions to confirm that the buyer is financially capable of completing the purchase.
That additional due diligence can substantially reduce the risk of a last-minute default or cancellation.
A failed transaction doesn’t just create paperwork. It can force a seller to put their home back on the market, change their plans, or potentially lose the next home they intended to purchase.
We would rather do the work before the problem than explain the problem afterward.
Real estate is not a 9-to-5 business. Offers don’t always arrive during convenient business hours, and motivated buyers generally don’t want to wait.
When an offer comes in, we work with our sellers to evaluate it and respond quickly.
Why? Because time kills deals.
The longer a buyer waits, the more opportunity there is for them to reconsider, pursue another property, or simply lose momentum. We believe our sellers should be positioned to make timely decisions while the buyer is still engaged.
We also believe your property deserves the broadest possible exposure.
Many traditional local MLS systems are affiliated with individual local boards of REALTORS® and serve relatively limited geographic areas. As a result, a property listed in one local system may not receive the exposure that a seller might reasonably expect across the state.
At HomeComm Realty, we stepped away from that model.
We exclusively use a statewide MLS system that provides our listings with statewide, nationwide, and worldwide exposure.
We continue to work closely with licensed real estate agents and their buyers, but our listings also receive substantially broader exposure to the general public.
Your home deserves to be seen by the largest possible audience—not simply the agents who happen to belong to one local MLS.
We don’t believe good real estate representation is complicated.
That’s how we operate.
List with us and experience the difference.
